McMahon Services is continuing to grow our capability in New South Wales, and we’re looking for an experienced Project Manager – Demolition & Asbestos to join our team in Newcastle.
We’re looking for someone who brings strong project delivery experience across demolition and asbestos removal, with the leadership and commercial capability to take ownership of projects from planning and mobilisation through to delivery and final handover.
This is more than coordinating works on site. You’ll have responsibility for project teams, commercial performance, programme, risk, subcontractors, client relationships and overall project outcomes.
You’ll work closely with site teams and specialist crews to safely deliver complex demolition, asbestos and hazardous materials works while maintaining strong relationships with clients, consultants and other stakeholders.

About the Role
Based in Newcastle, you’ll take ownership of the end-to-end delivery of demolition, asbestos removal and associated project works.
The underlying Project Manager position is accountable for project safety, financial, commercial and operational outcomes, including profitability, risk management and quality of delivery.
You’ll manage programmes and resources across labour, plant, subcontractors and materials, while maintaining strong oversight of forecasting, contracts, project controls and quality.
Just as importantly, you’ll be expected to lead people well building strong relationships with site teams, clients, subcontractors and suppliers and creating a project environment where people communicate openly and work together to deliver.
What You’ll Do
- Lead demolition, asbestos removal and hazardous materials projects from planning through to completion and handover.
- Take ownership of project safety, commercial, financial, quality and programme outcomes.
- Lead and support project teams, site leadership and specialist crews.
- Plan and coordinate labour, plant, subcontractors, suppliers and project resources.
- Manage demolition sequencing and asbestos/hazardous materials work packages.
- Establish and manage project budgets, forecasts and risk registers.
- Maintain strong oversight of project P&L and commercial performance.
- Manage contracts, variations, commercial notices and claims.
- Engage and manage subcontractors and suppliers.
- Identify project risks and opportunities early and implement practical solutions.
- Maintain accurate project reporting, records, cash flow and forecasting.
- Work closely with site teams to ensure the right people, plant and equipment are available.
- Maintain strong relationships with clients, consultants and project stakeholders.
- Provide visible leadership across WHSEQ and project delivery.
- Support tender and pre-contract activities when required.
What You’ll Bring
- Demonstrated Project Management experience within demolition and asbestos removal.
- Strong understanding of demolition methodologies, sequencing and project delivery.
- Practical knowledge of asbestos removal requirements and controls.
- Experience delivering projects involving hazardous materials.
- Demonstrated experience managing the full project lifecycle.
- Proven accountability for project P&L and commercial performance.
- Strong contract and commercial management capability.
- Experience leading project teams, site crews and subcontractors.
- Strong understanding of WHS requirements within demolition and asbestos environments.
- Strong financial and commercial acumen.
- Excellent client and stakeholder management skills.
- Strong planning, organisation and reporting capability.
- Practical problem-solving skills and the ability to manage changing project conditions.
- A collaborative, accountable and solutions-focused leadership style.

- Strong experience across both friable and non-friable asbestos removal.
- Broader hazardous materials experience.
- Experience delivering remediation or contaminated-site works.

- Experience supporting demolition/asbestos tenders and methodologies.
- Strong client-facing and negotiation capability.
- Experience mentoring Project Engineers, Supervisors or other project team members.
